Summer has arrived! We’ve had a healthy combination of hot sunny days and some much-needed rainfall. The results are an incredibly lush and green landscape. It’s truly amazing how quickly things change and how resilient mother nature is. Speaking of change, the overall inventory is growing, and active buyers are right on top of it. Keep reading to make sure that you’re fully informed on this ever-changing marketplace!
Recreation and the forecast:
First off, we’d like to congratulate the Harwood Union Class of 2026! Our wishes for you are to “go into the world and do well, but more importantly, go into the world and do good!” The underclassmen have one week left and then school is out for summer! It’s going to fly by, so make sure to get out there and take advantage of everything the Mad River Valley has to offer. The hiking and mountain biking trails are in awesome shape thanks to the folks at the Mad River Path and the Mad River Riders. The Sugarbush Golf Course is looking great as well. And while everyone knows about the awesome Farmer’s Market, do you know about all of the incredible businesses and retail stores in the Valley?

Now onto the market update:
Currently there are 16 single family homes under contract or pending sale in the price range of $288,800 - $1,050,000 (up from 7 last month and 4 two months ago), 9 whole-ownership condominiums under contract or pending sale priced from $235,000 - $825,000 (down from 10 last month and equal to 9 two months ago), 7 undeveloped land parcel under contract priced from $135,000 - $800,000 (up from 5 last month and 3 two months ago), and ZERO commercial property under contract (ZERO last month, and ZERO two months ago).
Regarding the properties that are currently under contract, 5 of the 9 condos, 8 of the 16 single family homes, and 4 of the 7 land parcels were listed after May 1, 2026. So, slightly more than half of the inventory currently under contract was scooped up well within a month of being listed. That’s an active market! Buyers need to be paying attention as the choice inventory is moving very fast.

There were 3 single family home sales in May 2026 from $390,000 - $1,400,000 (3 sales the two previous months as well). There were 6 whole-ownership condominium sales from $239,500 - $606,000 (6 sales in April too!). There were ZERO undeveloped land sales in May (1 sale in April). There were ZERO commercial sales in May (1 sale in April for $499,000).

Our Take on the Central Vermont Real Estate Market:
The current inventory in the Mad River Valley is @ 27 single family homes (24 this time last month), there are 24 whole-ownership condominiums (19 this time last month), there are 21 undeveloped land parcels (20 this time last month), and 2 commercial properties (1 this time last month).

The summer real estate season is gearing up to be a busy one. Both buyers and potential sellers should take note! We will see our regular visitors as well as lots of new folks being introduced to the Mad River Valley who are coming for weddings, the 4th of July parade, the Mad Marathon, and so many other events that will be hosted in this special part of Vermont. We feel so lucky to call this place home and we love nothing more than helping others make that dream come true whether it be a 2nd home or condo or making the move full-time.
