Choosing the right real estate agent can make or break your buying or selling experience. A great agent can save you time, money, and stress. The wrong one? That’s where things get, well memorable, and for all the wrong reasons. If you want a smooth, successful transaction, here are some common mistakes to avoid when choosing your real estate agent.

Picking the First Agent You Meet

It’s tempting to go with the first friendly face who offers to help. Maybe they responded quickly or seemed enthusiastic. But choosing an agent without comparing options is like hiring an employee after a 5-minute interview. What to do instead: Interview at least 2–3 agents. Ask about their experience, recent deals, and approach. You’ll quickly notice differences.

Choosing Based on the Lowest Commission

Saving money is wise, until it costs you more in the long run. An agent who discounts may also cut corners on marketing, negotiation, or availability. And what does that say about an agent can’t even effectively negotiate their commission? Would you book a hotel with no reviews? Probably not. Yet many people skip this step when choosing an agent. Quick tip: Look at online reviews, testimonials, and ask for recent client references. Patterns, good or bad, tend to show up quickly.

Overvaluing Personality Over Performance

Yes, you want someone you like. You’ll be working closely together. But being friendly isn’t the same as being effective. Red flag: You can’t clearly explain what their strategy is but they’re “very nice and very funny.”

Not Asking About Their Marketing Plan

If you’re selling, this is huge. A weak marketing strategy can leave your property sitting on the market. Ask questions like: "How will you promote my home?",  "Do you use professional photography?," "What online platforms will you use?"  If the answer is vague, that could a problem.

Skipping the Fine Print

Many people sign agreements without fully understanding them, especially listing contracts. Watch for: Length of the contract, Cancellation policies, and Commission structure. Don’t be afraid to ask for clarification.

Ignoring Your Gut

Sometimes everything looks good on paper, but something feels off. Maybe communication is inconsistent, or you feel pressured.
