All of us at Mad River Valley Real Estate hope your summer of 2014 is shaping up to be the best ever! The Valley has certainly seen cooler than normal temperatures, helping us to so far avoid the always dreaded Three Hs of summer (Hazy, Hot and Humid!). As usual the many popular Mad River swimming holes are seeing a lot of activity, and its fun to see the occasion launch off of the Waitsfield covered bridge (even if youre not supposed to!).
In the Mad River Valley towns of Fayston, Moretown, Waitsfield and Warren the real estate market is also off to a cool start for the year 2014 (information taken from the Northern New England Real Estate Network, Inc. for the period 01/01/14 06/30/14).
Year to date there have been a total of 65 MLS reported Mad River Valley real estate sales (up from 58 sales in 2013).
There have been 29 residential sales ranging from $89,000 to $625,000 (up from 23 sales last year). One of the sales was for over $450,000 and otherwise most sales were under $400,000.
There have been 30 condominium sales ranging from $37,000 to $1,100,000 (up from 29 sales last year). Notable in condominium sales this year is the Rice Brook project which saw sales prices all over $500,000.
There have been 06 land sales ranging from $37,500 - $265,000 (06 sales last year). Notable was a sale of 67 acres at $715,000.
We continue to be hopeful the overall real estate market will heat up as we rebound from the slow years of 2008 2012. But it sure seems to be taking its time. Sales at over $500,000 continue to be very much the exception. As a result this segment of the market offers some of the very best buying opportunities in the area.
Presently there are 171 residential properties for sale with 13 under contract of sale, 132 condominiums for sale with 5 under contract, and 133 parcels of land for sale with 4 under contract.
Clearly those who are best informed seem to be making the most prudent buying and selling decisions in the Mad River Valley.
